A new centre in Chilliwack will offer onsite health services and supportive housing to homeless people and those at risk of homelessness.

The Chilliwack Health and Housing Centre includes a 22 unit supportive housing section called the Annis Residences. These residences are managed and operated by the Pacific Community Resources Society (PCRS). The centre also includes a health contact centre where services will be offered by Fraser Health and PCRS. The health and housing centre is located in a two-storey former hotel on Chilliwack's Hocking Avenue.

In June, renovations on the building, including safety upgrades and the addition of kitchenettes to suites to create studio units were completed. Residents began moving into supportive housing units in September in a phased approach.

"A tremendous amount of time and effort by so many has gone into taking this centre from vision to reality. We are extremely pleased that the day has come for this development to open its doors and serve those most at risk in our community. I, for one, can't wait to see the difference this centre will make to our city," said Chilliwack's Mayor Sharon Gaetz.

The B.C. government contributed more than $3.5 million toward the centre's capital costs and about $230,000 in annual operation funding for the residential component.

"Our government believes that with strong partnerships we can create increased supportive housing options for people who are homeless or at risk, not only in our community but across the province. The Chilliwack Health and Housing Contact Centre is an excellent example of this, providing our community's most vulnerable with 22 apartments of supportive housing and health services in one centralized location," said John Martin, MLA Chilliwack.

The City of Chilliwack contributed $500,000 toward the project. The Real Estate Foundation of B.C. gave $50,000 toward the centre, while the Pacific Community Resource Society gave $50,000 in equity.

Public Reveiw of draft CSA Z8002 - Operation and Maintenance of Health Care Facilities
CSA is pleased to announce that the draft first edition of Z8002 Operation and Maintenance of Health Care Facilities is now available for Public Review.  This draft standard sets out the core requirements for managing buildings and equipment in all types of health facilities – from major teaching hospitals to stand-alone clinics.  The draft can be viewed at: publicreview.csa.ca/Home/Details/655.  There is a simple registration, after which you can view and comment on the draft.  The CSA Subcommittee on Operation and Maintenance of Health Care Facilities will be meeting on June 21st to consider the results of the Public Review, so would appreciate receiving your commentsby June 20th at the latest. 

As a member of the Canadian Healthcare Engineeing Society this document will have a major impact on your work.  CHES is encouraging members to review the draft CSA Z8002 and provide feedback to CSA. Please indicate that you are a CHES Member when providing your comments to CSA.

 

CSA Releases Latest Medical Gas Standard

The anticipated release of CSA Z7396.1-12 - Medical Gas Pipeline Systems has now become a reality and is available through the CSA on-line store.  This latest version is the continuing evolution of requirements for these life safety systems and addresses some new items including Anesthetic Gas Scavenging Systems (AGSS), Installer Qualifications, expanded focus on maintenance, and greater detail in the Annexes.

CSA releases a new version of Z317.13 Standard

The first quarter in 2011 had a significant 7,550 construction starts and a record setting 37,706 new condo suites under construction in Toronto. Urbanation Inc. recently released its first quarter overview, highlighting predictions for the 2011 second quarter.

The Toronto new condominium market started off 2011 with 5,201 sales, 214 sales short of the 2010 first quarter record. The resale market also showed a strong start in the first quarter, rounding out with 3,952 units sold, again just 338 shy of last year’s 4,290 record first quarter number. 

Urbanation Executive Vice President and Editor, Ben Myers predicts the “near record sales in the first quarter of 2011 mark a prelude to an even more vibrant second quarter.”

At the end of the first quarter in 2011, just over half of the 284 new condominium apartment projects and 73,643 units were under construction. Matching the record low of unsold condos in the first quarters of 2010 and 1986, the 2011 Q1 had only 17 per cent of the new condos in Toronto unsold, rounding out at a total of 12,272 units.

The 17 new condo projects that opened in the first quarter of 2011 sold 63 per cent of their total 3,768 units, which is a significant improvement from absorption rates in the past. 

“This momentum will continue into the second quarter, when an estimated 45 new condominium projects, representing 9,500 units, will launch,” Myers said. “That’s a healthy increase over the just 23 new condominium towers launched in the second quarter of 2010.”

There was also an increase in prices, with the average price per square foot of unsold product in Toronto rising to $543, increasing three per cent from the fourth quarter of 2010 and seven per cent annually. Unsold index pricing was also up in Toronto, rising to $650 per square foot with the Downtown Core rising to $739 per square foot. 

Resale market prices were also up two per cent to $382 per square foot in the fourth quarter in 2010, which increased the average resale index price in Toronto by the largest quarterly margin since the 2009 fourth quarter. The first quarter 2011 resale index pricing was $509 per square foot in Toronto, with the Downtown Core priced at $513 per square foot in the Q1 of 2011. 

Myers concluded by saying, “The major infusion of new units in the second quarter of this year should moderate pricing increases, but Urbanation expects near record quarterly sales in Q2-2011. An elevated level of project registrations will also keep resale pricing increases temperate.”
